Our Documents
Texas law requires that a licensee shall furnish to a party in a real estate transaction a written statement that sets forth generalized information relative to seller/landlord and buyer/tenant representation.
We use the Texas Association of REALTORS Lease Agreement. One of the most comprehensive lease agreements available. It is fair to you and the owner.
Pet Agreement that we use for our pet owners.
Please review the prohibited dog breed list. We have a two pet limit and require a photo and current shot records for each pet. There is $300 per pet deposit due at move in.
Complete Your Move-In Inspection
To ensure that you are not charged for any wear that already exists at the property when you move-in, it is very important that you provide our office with a detailed list of any discrepancies that you find. This list must be provided within 3-days of your move-in. Download and print this .PDF form to list discrepancies. Return a copy to our office within 3-days, and keep a copy for your records.
Please use this repair request form. You can fax it or drop it off at the office. You may also send an email to repairs@tenexproperties.com. Remember all repairs must be in writing.
A list of helpful reminders regarding Home Owners Association Violations to help avoid violation notices and fines that could be assessed to you.
Protecting Tenants at Foreclosure Act
The federal government passed legislation offering certain protection to some tenants of residential properties in foreclosure. Generally, tenants of foreclosed properties have the right to remain in the property for at least 90 days after foreclosure and may have the right to stay longer. In order for any protection to apply, you must be a tenant in good standing, current on rent and late fees.
Lease Addendum Regarding Lead-Based Paint
Housing built before 1978 may contain lead-based paint. Lead from paint, paint chips, and dust can pose health hazards if not managed properly. Lead exposure is especially harmful to young children and pregnant women. Before renting pre-1978 housing, lessors must disclose the presence of lead-based paint and/or lead-based paint hazards in the dwelling. Lessees must also receive a federally approved pamphlet on lead poisoning prevention.
Protect Your Family From Lead In Your Home.
When a tenant is unable to fulfill the obligations of their lease they have two options for acquiring a replacement tenant as stipulated in the Texas Association of Realtors Residential Lease paragraph 28.B(4) – Tenant procures replacement tenant or landlord procures replacement tenant. This form explains your options.
